In order to ensure a pleasant stay for you and eliminate possible misunderstandings, we ask that you familiarize yourself with the terms and conditions of the accommodation service and the house rules. When confirming the reservation, it is understood that you are familiar with it and agree with it, and that you will fully comply with it.
Everything stated in the General Terms and Conditions represents a legal obligation for both the guest and the trading company Biorezonanca d.o.o.
Observance of the house rules is something that is expected of every guest. Failure to comply with the house rules may result in the cancellation of the reservation and the charging of the full price of the stay, regardless of the earlier forced departure.
We recommend that you read the conditions carefully before paying the deposit amount or the full amount of the service.
Valera Vita Forest House is classified according to the official categorization as a 5* holiday home. The house is intended for 8+2 people where there are 4 x 2 beds in the bedrooms and 1×2 extra bed in the living room. All information about the contents can be found on the website www.foresthouse.hr
Some of the services and activities in the surroundings of the accommodation unit can be held only in a certain part of the year. Activities in the area are regularly updated by www.gorskikotar.hr
Additional services are available in the house, but it is necessary to send an inquiry to check availability and make a reservation (e.g. massages).
When arriving at the accommodation facility, guests hand over to the owner of the facility personal documents (identity cards or passports) of all persons who use the accommodation services in order to register guests in the E-visitor application. Personal documents will be immediately returned to the owner.

Guests voluntarily share their personal information. Personal data are required for the realization of the reservation and will be used for further internal communication between the Guest and the owner of the accommodation unit. The Owner will not share the Guest’s personal data with a third party, except for the provision of requested services or orders from competent authorities. The entry and transmission of personal data and credit card numbers is protected by the Stripe system. The website www.foresthouse.hr protects your personal data from unauthorized access, use or disclosure.
The host is obliged to register your stay as it is regulated by his obligations according to the competent state bodies of the Republic of Croatia, the Law on Residence Fee and the Law on the Residence of Foreigners.
According to the Croatian Residence Tax Act, the guest is obliged to pay the residence tax in the same way as for the accommodation service. According to the Croatian Residence Tax Act, the price of the tourist tax starts at EUR 1.60 per person per night. The residence tax is paid separately, which is stated in the offer and will be visible on the invoice.

When making a reservation, the guest confirms that he is familiar with these General Terms and Conditions for the provision of accommodation services, which he has previously carefully read, studied, and fully accepts. In this way, everything stated in these General Terms and Conditions becomes a legal obligation, both for the guest and for the company Biorezonanca d.o.o., which alone does not assume responsibility for the truthfulness of the information provided by the guest during the reservation. In case of untruthfulness of the guest’s information, Biorezonanca d.o.o. reserves the right to change prices and charge the difference in price to the guest.
The company is obliged to provide all information about the reservation and send it to the guest via e-mail as confirmation. If the reservation goes through the rental platform, you will receive confirmation of the reservation from them.
In case the guest wants to change or cancel the reservation, this must always be done in writing (by e-mail). Changes may include number of people, names of guests and/or a different start or end date of the vacation (must be notified at least 30 days prior to arrival). If it is not possible to change the reservation, and the guest cancels the already confirmed reservation, the conditions listed below apply.
If the guest cancels the reservation after payment, and there are less than 30 days left until the previously reserved date, the money paid will not be returned, but is used to cover the costs of late cancellation.
If the Guest does not check-in by midnight on the day the holiday starts, and does not notify the service provider about this, the reservation will be canceled, and the cancellation costs will be calculated as described above. If the guest cannot check in on the previously agreed date, and has notified the service provider, the accommodation unit continues to hold the reservation for the guest, based on the contract, and welcomes the guest on the new agreed date and time of arrival.
If the number of people arriving at the accommodation unit exceeds the number of people listed on the reservation, the service provider has the right to refuse service to unannounced guests or is able to accommodate all guests and immediately charge for sudden services.
If the guest, upon arrival, wants a shorter stay than previously agreed and paid for during the booking process, the service provider is not obliged to accept it or return the amount paid.
In case the guest wants to spend more nights in the accommodation unit than previously agreed, the service provider can accept and allow this new request, and the guest is obliged to immediately pay for the additional amount of the stay.
You pay the accommodation rental costs personally to the host by payment to the current account at the time of booking or by card payment or to other advertisers if the accommodation facility is booked through them (Booking.com, Airbnb lux). Payment is made in euros according to the valid and certified price list of services for the current year, which is displayed in the accommodation unit, i.e. reduced by the promotional price if it exists. The invoice will be issued to the guest upon arrival at the facility.
The prices of the services are displayed on the website and in the accommodation unit and include those services that are described with the accommodation unit from the reservation. Special services provided by the accommodation unit, which are not included in the price and reservation, are paid for by the guest separately, as a separate service. The price of the accommodation unit is published in euros. In the case of payment by credit card, it will be debited in euros. All payments should be made in euros. Due to the exchange rate of the guest’s bank, the total amount may be different (higher) than the one stated. The company Biorezonanca d.o.o. does not assume responsibility for exchange rate differences or fees of other banking institutions.
Booking an accommodation unit via the website is binding. When the reservation is recorded in the system, the reservation is valid upon payment of the entire amount by the guest. Any other verbal or written confirmation without payment and confirmation of the reservation by the guest is not valid as a reservation.
To reserve an accommodation unit, it is necessary to pay the entire amount of the reservation.
You can choose a bank transfer or credit card for payment. Bank details and payment amounts are submitted electronically in the booking confirmation. Payment must be made within two (2) working days. Otherwise, after sending the payment reminder, the reservation will be cancelled. You can only choose a credit card for payment. Payment by credit card is made through the Stripe online credit card payment system.

Biorezonanca d.o.o. uses Stripe for online payments. Stripe is a secure system for online payments, real-time payments, credit and debit cards and other payment methods. Stripe provides the customer and merchant with secure entry and transfer of entered card data.
Advertised prices for private accommodation include daily rent of the accommodation unit, bed linen, towels, equipped kitchen with crockery and cutlery, final cleaning and costs of water and electricity, firewood, heating oil. Additional services are listed in the accommodation facility and are not included in the rental price. The guest pays for them additionally and only if he uses them. Most of the additional services must be paid for directly to the service provider, but some of them can even be paid upon confirmation of the reservation. If the price of a certain accommodation unit changes after the Guest has booked the accommodation and has not paid for it, the service provider will immediately notify the Guest of the change and send a new calculation if agreed.
If the price of a certain accommodation unit changes after the Guest has booked and paid for the accommodation, the service provider guarantees that this will not affect the previously booked and paid accommodation.
If the service provider reduces the price of accommodation after the guest has confirmed the reservation, the guest is not entitled to a new lower price. The guest is obliged to specify all desired additional services when making a reservation.
The guest will have to pay a cash deposit of 500 euros directly to the service provider upon arrival at the accommodation unit. This deposit guarantees that the Guest will not cause damage to the accommodation unit or its contents. On the day of departure, the entire amount of the deposit will be returned to the guest if there is no damage. On the day of arrival, the guest deposits the amount to the representative of the service provider. The entire amount of the deposit will be returned to the guest on the day of departure, but only after the service provider has previously inspected the equipment and facility. If the amount for compensation is not sufficient to cover the costs of the damage, the guest is obliged to pay the full amount for the damage.
The price includes towels, bed linen, kitchen towels, toilet paper, hygiene items (hotel cosmetics), cleaning and dishwashing products.
Bed linen is changed every time the guests change, and guests who stay more than 7 days are given clean bed linen every 4 days, which the guests can change themselves, or our staff can do it on request. Each guest has at his disposal one large, one medium and one small towel and an additional towel located in the bathroom. A sufficient number of towels is available in the house for guests depending on the number of days of stay. Used towels are left in the accommodation facility so that the host can wash them.
While using the holiday home, you are obliged to maintain hygiene and cleanliness yourself, and to sort and dispose of household waste in a designated place. All waste bins are located on the outside of the house. Please do not take municipal waste containing food scraps outside as it may attract wild animals. Guests have access to cleaning equipment and a vacuum cleaner.
We ask guests to take care of the environment, to take care of the rented accommodation unit and to be considerate of the furniture and equipment in the interior and exterior of the house. We also ask that you take care that you are in nature (forest), which is the habitat of wild animals, and that you take care of them and your safety.
The host has no right to enter the rented holiday home without notice and permission or in the guest’s absence, nor to touch and use the guest’s personal property. The host can enter the facility without the presence of the guest only in cases where he has a reasonable suspicion that the facility or the guest’s property is threatened and when he has a reasonable suspicion of a gross violation of the rules of the house. The owner is obliged to inform the guests about their entry on the first contact. In the case of the host’s justified suspicion that damage has been done and when he justifiably suspects a violation of the rules of the house, the guests are obliged to allow him to enter the accommodation unit for verification.
The host will help you and give you the desired information during your stay. The host is not obligated or responsible for organizing free time and entertainment for the guest.
Guests are requested to take care of their belongings and valuables left in the accommodation unit, as the host is not responsible for their eventual disappearance. The host will do everything in his power to protect it and warn the guest about possible dangers. We also ask you not to leave valuables in cars. All rooms are equipped with a safe, which we ask you to use to protect valuables and documents.
Bringing pets (dogs, cats, birds, etc.) into the house is not allowed.
It is not allowed to bring weapons, easily flammable and explosive substances and substances with a strong or unpleasant smell into the house. Furthermore, it is not allowed to bring electrical appliances into the house for which you have not received the consent of the host. The electricity consumption that is included in the price of the accommodation does not include unusual additional electrical appliances, and for any consumable found in the apartment, additional electricity costs will be charged in proportion to the consumption, regardless of whether they are used or not. This rule does not apply to electrical appliances for personal care.
When going outside, we ask guests to turn off electrical appliances (except possibly one light fixture), to close taps, close windows and doors.
The house is in nature, which is the habitat of wild animals, so please take care of your safety and the safety of the animals, which means closing the sliding walls in the pool area and other doors and windows, especially at night or in case you leave the house to visit the facilities in the area or trips.
During night rest, from 10:00 p.m. to 8:00 a.m., noise is not desirable in the building and in the immediate vicinity yard, i.e. on the terrace, yard and garden, due to disturbing neighbours and disturbing wild animals.
Violation of house rules (uproar, disorder, noise) gives the host the right to deny you a stay at your expense.
In addition to appealing to the appropriate behaviour of adults, please also pay attention to the behaviour of children during play, especially the creation of drafts and door slamming. The facility is in the countryside, so please take care of your safety and the safety of your children. We tried to keep the natural environment, so pay special attention when walking along the lake. Swimming, jumping, fishing, feeding animals in the lake and outside is prohibited. Use the environment at your own risk. Take special care of your children.
People who are not guests of the rented accommodation are not allowed to arrive, spend the night or stay all day, as well as use the inventory without the host’s permission. If unregistered or unannounced persons are found, the host has the right to cancel accommodation for all guests.
A guest who intentionally or unintentionally damages or damages the property will have to compensate the host for the full amount of the resulting damage. It is not allowed to remove furniture and appliances without a special permit. We ask for responsible behaviour and handling. On the day of departure, the guest is obliged to personally invite the host to inspect the used object and household appliances in his presence to prove that he did not commit any damage. You are obliged to compensate for any damage on the spot. Only then does the guest have the right to leave the accommodation. All damage that was not reported upon departure will be claimed from the guest later through the courts.
For your safety and property protection, the house has video surveillance on the surfaces outside the building, which does not interfere with your privacy.
In the event of a malfunction of the equipment or devices within the accommodation unit, please inform the host immediately so that the broken equipment or devices can be removed as soon as possible.
The accommodation unit is available from 2:00 p.m. on the day of arrival and until 11:00 a.m. on the day of departure. We kindly ask you to leave the accommodation by 11:00 a.m. on the day of your departure so that it can be cleaned and prepared for other guests who arrive after you and have the right to enter from 2:00 p.m. Staying in the apartment after 11:00 a.m. unconditionally entails the payment of another 50% of the daily price without the possibility of further stay in the accommodation unit. The keys must be returned at the end of the stay and the code on the door is changed upon check-out.
As far as possible, the host can also allow earlier entry or longer stay in the facility, but all exclusively at his discretion.
You are obliged to leave the object you rented in the same condition as you found it upon arrival – clean, tidy and undamaged. Thorough arrangement and cleaning of the house is done by the host at each change of guests.
A guest who does not comply with the house rules and basic rules of behaviour and disturbs the peace will be unconditionally cancelled without refund, all for the purpose of protecting his property and preventing actions that could result in physical injury to the guests, all due to non-compliance with the house rules and basic rules of behaviour at home. In case of cancellation of accommodation by the host due to violation of house rules, the guest will be charged the entire amount of the reserved period, regardless of the shorter stay.
Smoking is not allowed in the house. We suggest that all smokers use the area on the terrace and the area in front of the gym to smoke, using ashtrays.
For safety reasons, please be extremely CAREFUL when lighting the indoor fireplace and outdoor grill. It is forbidden to bring candles into the space. We have provided you with a sufficient number of battery-operated candles for ambiance. Be sure to consider possible fire hazards. There are smoke indicators in the house which will activate the alarm in case of smoking.
It is not allowed to light fires outside designated areas. The fire can be made in the fireplace in the living room, in the outdoor grill on the terrace. Grilling is not allowed in the fireplace in the house.
Please be especially careful when using the fireplace in the living room and when using the outdoor grill. Make sure the fire is out when leaving the house and do not leave fireplaces unattended.
Please do not put the ashes in the trash can but leave them in the fireplace.
In case of cancellation of accommodation by the host due to violation of house rules, the guest will be charged the entire amount of the reserved period, regardless of the shorter stay.
If you end your contracted stay earlier than the contracted or reserved date, you are obliged to pay for the stay as it was agreed and reserved.
By starting to use the accommodation, it is understood that the guest is familiar with the house rules and agrees to the obligations and conditions outlined here. All disputes that cannot be resolved internally with the host will be resolved by the intervention of the police or the court in Delnice (Rijeka). All complaints are considered only if they are reported during the stay. We do not accept subsequent complaints. If the guest does not accept these provisions, he is obliged to leave the accommodation. These house rules have been compiled in accordance with the general guidelines in tourism and according to general standards in tourism.
Every guest has the right to complain about a non-performed contracted service. If the guest notices insufficient cleaning, damage or other defects when taking over the accommodation unit, he must file a complaint immediately. Otherwise, the guest will be considered to have taken over the accommodation unit in orderly and correct condition and will lose the right to complain. Objections to cleaning must be submitted immediately, while objections to damage and defects can be submitted within 24 hours. The complaint must be submitted to the owner of the accommodation unit. Any departure of the guest before the end of the reserved period will be at the guest’s risk and expense, and the service provider does not assume responsibility for the resulting situation. The guest is obliged to cooperate with the owner of the accommodation unit in good faith to remove the causes of the complaint. If the guest on the spot accepts the offered solution to the complaint that corresponds to the service paid for, the service provider is not obliged to accept the subsequent complaint. The service provider cannot be held responsible for possible weather conditions, and any other similar situations or events that may cause guest dissatisfaction and are not directly related to the quality of the accommodation unit (e.g. bad weather, too far from attractions, large crowds, theft or property damage, etc.).
The guest and the service provider will try to resolve any disputes regarding the application of this Agreement amicably, otherwise they will be subject to the decision of the competent Municipal Court in Rijeka, and the applicable law will be Croatian law.
Pursuant to Art. 10, paragraph 3 of the Act on Consumer Protection (“Official Gazette”, no. 41/14, 110/15), we inform consumers that they can file a complaint expressing their dissatisfaction with the service provided

In the complaint, we ask guests to state the number account, date of stay and description of the complaint, so that the owner can respond to the complaint as quickly as possible.
A guest who has timely and properly informed the owner about the defect and it is determined that the complaint is justified has the right in accordance with the Obligatory Relations Act, including the right to unilateral termination of the contract with a refund.
